Downtown San Diego Real Estate
Downtown San Diego real estate is separated into seven distinct neighborhoods:
The Columbia District
The Columbia District spans from A Street bordering Little Italy to Broadway, and includes the Embarcadero Promenade, the Historic Santa Fe Train Depot, the Museum of Modern Art and many commercial development and residential opportunities along the waterfront/embarcadero.
Downtown San Diego’s Core neighborhood (or the Core) includes Downtown San Diego real estate ranging from A Street to Broadway and Union and 12th Avenue. Hotel and retail developments began here as early as the 1860s and many old buildings have been renovated over the years for new residential and commercial uses, drawing many San Diegans into the neighborhood to live and work. The Core is a perfect area for professionals as this area includes the Civic Center, City Hall, the World Trade Center and many other high rise office buildings.
Named for the prominent historic El Cortez hotel, Cortez Hill is one of San Diego’s oldest neighborhoods. This hilly area of downtown San Diego real estate offers gorgeous views of Balboa Park, the harbor, and the bay. The largest neighborhood in Downtown San Diego, East Village is sometimes called the Ballpark District as it includes Petco Park, the home field of the San Diego Padres. The Gaslamp District
Also known as the Gaslamp Quarter, the historic Gaslamp District dates back to the 1880s. The original architecture in this area has been restored in an ongoing effort since the 1970s and is a stunning sight to see. This over 16-block section of Downtown San Diego real estate houses over 70 restaurants, bars, nightclubs, shops, galleries, offices and other businesses, and is home to popular San Diego events such as Street Scene, the Mardi Gras Celebration and ShamRock. Residents of this neighborhood revel in the convenience and luxury of having everything they need all in one area.
Originally an Italian fishing neighborhood, Little Italy features a delightful variety of Italian restaurants, locally owned coffee shops and cafes, small gourmet food markets, all kinds of specialty stores, art galleries, offices, and residences. Little Italy is one of the more active downtown San Diego neighborhoods, with frequent festivals and events including their very own farmer’s market. Over the last couple years, the Little Italy neighborhood has seen tremendous residential growth, its homes range from modern single-family homes to quaint Victorian style houses and everything in between.
The Marina District
The Marina District stretches from Horton Plaza and the border of the Gaslamp District to the Waterfront and Seaport Village, putting residents within walking distance of the San Diego Convention Center, a new Children’s Museum, many beautiful parks, and a multitude of shopping opportunities at Horton Plaza and Seaport Village. The Marina District features a wide variety of high-rise lofts, town homes, and mid-rise complexes.
